Metro Inspection’s Home Inspection Assistance Program

Metro Inspections Real Estate Group Pllc, is administering the “Metro Home Inspection Assistance Program” focusing on the Houston city limits and other surrounding cities (Pearland, Woodlands, Katy etc.. ) markets. The program will serve qualified home buyers only.

The program will provide assistance to all qualified home buyer(s) who would like a professional home inspection performed prior to closing. The program will assist in the funding of only one home inspection per qualified home buyer(s). Funds must only be used to cover the cost of the home inspection. Funds may not be used for closing cost, mortgage related costs or any other real estate related settlement services.

In the event the home buyer(s) do not fulfill and or close on the property in question the home buyer(s) will be responsible for full payment of the inspection cost via cashier’s check made payable to: Metro Inspections Real Estate Group Pllc.

In order to be eligible for the “Metro Home Inspection Assistance Program”, the homebuyer(s) must meet the following requirements:

1. Determine eligibility with Metro Inspections Real Estate Group Pllc via website submission form.

2. Submit a loan application to Motto Mortgage Plus

3. Obtain a pre-qualification or pre approval letter from Motto Mortgage Plus.

4. Make an offer on a home

5. Schedule a home inspection with Metro Inspections Real Estate Group Pllc.

6. Obtain a mortgage loan with Motto Mortgage Plus.

7. Sign all disclosure statements required at the time of closing.

8. Meet all requirements at the time of closing.

General Process

1. Determine eligibility with Metro Inspections Real Estate Group Pllc via website submission form.

2. Submit a loan application to Motto Mortgage Plus.

3. Obtain a pre-qualification or pre approval letter from Motto Mortgage Plus.

4. Make an offer on a home

5. Schedule a home Inspection with Metro Inspections Real Estate Group Pllc.

6. Bring a cashier’s check in the amount specified made payable to “Metro Inspections Real Estate Group” on the day of the home inspection or schedule to mail or drop off the cashier’s check at our office.

7. Sign Affliated Business Arrangement Disclosure Statement.

8. Obtain a mortgage loan with Motto Mortgage Plus

9. Sign all disclosure required at the time of closing.

10. Meet all requirements at the time of closing.

11. Return of the cashier’s check to the homebuyer(s)

Note: On the day of closing the cashier’s check will be handed back to the homebuyer(s) when all final closing documents and disclosures are signed at the title company. In the event closing was not satisfied on the closing date the home buyer(s) will be responsible for full payment of the home inspection cost. You agree and understand at that time Metro Inspections Real Estate Group Pllc will deposit the cashiers check to cover the home inspections cost. The home inspection assistance program covers only one home inspection per homebuyer(s).

Prior to the home inspection

It is highly recommended prior to contacting Metro Inspections Real Estate Group Pllc that you the homebuyer(s) and your real estate agent do the following:

1. Check all disclosures on the property you intend to purchase.

2. Gather all information and history of repairs related to the property.

3. Perform a general inside and outside buyer/realtor inspection of the property.

4. Gather information to the performance and age of installed appliances including the HVAC systems and water heaters.

5. Determine if any foundation related issues exist if possible.

6. Determine and or gather information related to the age of the roof and its condition if possible.

7. Determine what possible issues pertaining to the inspection of the property will stop you from closing and or purchasing the home.
